The secession-style façade is reaching its final form. All decorative stucco elements have been carefully restored. In the final phase, coloured surfaces will be completed in green tones, with the hue derived from a survey of the original historical pigments. The original windows have been replaced with replicas that preserve the authentic appearance while meeting current standards for both thermal and acoustic insulation.
The common areas require a strong sense of detail in order to naturally align with the harmony of the entire building. For example, door frames are being fitted with faithful replicas that preserve the original Art Nouveau character of the interior.
Thanks to precise craftsmanship, the historical value of the building remains fully preserved.
At the same time, the interiors are approaching the final phase of reconstruction. Selected layouts are being created individually according to clients’ wishes, in some cases by combining multiple units into a single space. The remaining layouts are being reconstructed based on the original designs by the SMLXL studio.

One of the key chapters of this renovation was the roof and its structure. We prepared premium attic apartments—and more. The ceilings on all floors are entirely new, with layers and insulation that fully meet modern standards.
As part of the structural work, we carried out a lot of invisible improvements that you’ll truly appreciate once you move in. We replaced the old load-bearing structures with entirely new ones.
We view the renovation as a complete ecosystem. That’s why we devoted considerable care to the refined common areas, maximizing the value of your investment to the fullest.
Throughout the building, we stripped the plaster down to the bare bricks. This gave us a clean foundation, allowing us to apply the new plaster with precision and the highest quality.
We renovated the apartments completely from the ground up, without compromise. Living in this historic Art Nouveau building meets all the standards of a new development—and in character, may even surpass them.

While the building’s exterior remained untouched, we gradually optimized all interior layouts to ensure you get the maximum from your apartment’s design.

In collaboration with experienced structural engineers, we reinforced the building’s overall stability. We removed all unnecessary architectural elements and existing load-bearing walls, replacing them with steel structures that allowed us to create an entirely new layout concept.
We also dedicated significant time to the building’s common areas. The existing features were prepared for a careful restoration, and we secured precise future replicas of the original tiles, mailboxes, and staircase railings. We believe you’ll appreciate these details.
